Home Information Packs are now with us

We are “geared – up” to help you

If a residential property has 4 or more bedrooms and comes onto the market from the 1st August 2007, it must in order to be marketed have a Home Information Pack (HIP). The HIP will contain various searches, Legal Title information and a property Energy Performance Certificate. If the property has 1, 2 or 3 bedrooms it will not require a HIP to be marketed but the government say that they will shortly change this which will then mean that virtually all residential properties will require a HIP at the beginning of the sale process.

A HIP will cost for a Freehold property approximately £350.00 and for a Leasehold property the cost will be higher because more information needs to be contained in it and it will be approximately £600.00. A finance or deferred payment option can be arranged. Once the market stabilizes we think that these costs will probably come down.

Mortgages & Equity Release Schemes

We don’t lend you the money that you need but can direct you to an independent advisor who will guide you towards your best borrowing option.

You might wish to use your property to release money or equity in order that your living standard be maintained. This is a very complex area and we would give you all the necessary guidance to assist and protect you throughout the process.

What will it cost?

Call either Matthew James or Ray Miller for an estimate of our fees for your sale, purchase and/or your re-mortgage. We will also give you a break down of other fees that you would need to pay to other organisations involved in the process either during or at the end of your property transaction.

Our fees and your other expenses will to a large extent depend upon such matters as whether or not the title to your property is freehold or leasehold, the value of your property and its location.

As an alternative to calling us you may wish to utilise our residential property on-line quoting system which you can access within this web site.

Remember that, other than your Estate Agents commission if you have instructed an agent, and save for capital gains tax on a sale of second homes or investment properties, there are not many additional costs in selling. If you are buying a property you must budget for a number of extra expenses, including local and other search fees, stamp duty land tax and Land Registry Fees.

Econveyancing

Starbuck and Mack are participating in the Portsmouth Land Registry's trial of its Chain Matrix system commencing on the 29th March 2007. The Chain Matrix represents a further automation of the house buying and selling process and should both speed that process up and provide more information to buyers and sellers in a property chain.
